Maintain Your Property this Spring with Tips from Paul Davis

Spring is a vibrant time of year with several exciting seasonal changes which include the changing of trees and flowers, longer periods of daylight, and snow and ice thawing. However, with spring changes come potential spring issues. Take a peek at these easy steps to help property damage to your home or office during the spring season.

1. Gutters

Make sure there are no loose or leaky gutters or clogged downspouts. Ensure downspouts drain away from the building, at least 5 feet, and steer clear of debris. Existing and new landscaping projects should divert water away from the building. Improper drainage can lead to water damage to the foundation or basement.

2. Washing Machine

Inspect your washing machine fill hose and look for cracks that could turn into leaks. A hose that leaks under pressure can cause major damage in a short period of time. The 5/8” hose can pump 10-12 gallons per minute. You may want to consider changing to a no-burst hose to decrease your risk for damage.

3. Dryer

Wipe out your dryer vent and take a look at the outside exhaust. Not all lint is caught in the lint trap and can lead to a clogged vent. A clear vent will save you money by reducing the time your dryer has to run. A clogged vent is not only less efficient, but can cause a fire.

4. Refrigerator

Don’t forget to vacuum your refrigerator coils. The coils on the back or bottom of your refrigerator conduct the hot air from inside the unit. If coated with dust, they are less efficient and cause your fridge to work longer, which increases your electric bill. Use a vacuum cleaner hose or a brush to clean the coils. While you’re cleaning the coils, check water lines for leaks to avoid water damage.

5. Sump Pump

Cautiously pour water from a large bucket into the crock. Observe the sump pump switch. It should turn on and begin to pump water from the crock. Wait until the water pumps from the crock to make sure the pump turns itself off, and then slowly pour the remaining water in the crock to ensure the pump turns on again.
